The bigger they are, the harder they fall, as the old saying goes. This can be applied to many situations, including fire alarm systems and emergency lighting. In other words, the larger the system, if it fails the results will be more serious. In the case of even a small system, the consequences of a fault can be extremely serious.

The Regulatory Reform (Fire Safety) Order 2005

This wide-ranging legislation covers all aspects of fire safety in commercial and public buildings. Clause 17 demands that ‘any facilities, equipment and devices … are subject to a suitable system of maintenance and are maintained in an efficient state, in efficient working order and in good repair‘ by the responsible person.

The main reason is obviously to save lives and property, however, it is also to prevent false alarms. The latter can be rather disruptive to your Dorset business, public building or HMO. It also will help the Dorset fire brigade. Many call-outs are false alarms which incurs un-necessary expense and wastes fire brigade time. It can also mean that the fire brigade are short of staff to send to a genuine fire at the same time as your false alarm.


What it does not include are the recommendations for maintenance periods or methods. That is covered by BS 5839 and the UK government strongly advise that these are followed as a minimum.. This recommends weekly, monthly and bi-annual testing. Weekly testing is very basic, you only need to test one manual call point and one detector per week. This is done on a rolling, rotating programme, in other words, each week a different call point and detector are checked until the whole system has been tested. Then you start again.

On monthly checks, the backup systems should be tested.


The bi-annual testing recommended in BS 5839 requires the entire fire detection and alert system is checked at least every six months by a ‘competent person’ with specialist knowledge of fire alarm systems and detectors. If your system is particularly large or complex, quarterly is advisable.
